General Terms and Conditions
Definitions
Tenant: the customer who rents the holiday home Casa Delux.
Landlord: the owner (or representative) of Casa Delux.
1. Booking and Payment
Directly with the landlord:
Bookings can be made via phone, message, email, social media, or through the website.
You will receive an overview of the rental price and additional costs by email or message.
To confirm the booking, the tenant must pay a deposit of €300 by bank transfer.
Payment of the rental amount:
- 30 days before arrival: agreement to the terms and payment of 50% of the rental price.
- 14 days before arrival: payment of the remaining 50%.
- The full amount may also be paid in one transaction, no later than 30 days before arrival.
Deposit:
Refund within 1–2 weeks after departure, provided there is no damage and the property has been left in good condition.
Any additional energy costs exceeding the included base package will be deducted from the deposit according to the rates stated on the website.
Via a booking website (Booking.com, Natuurhuisje, etc.):
The tenant books and pays via the chosen booking platform.
You will receive an email from the landlord with practical information and a request to transfer the €300 deposit directly.
Conditions and refund of the deposit are identical to direct bookings.
2. Deposit (€300)
The deposit covers possible damages or extra costs.
Complaints about the inventory or existing damage must be reported within 12 hours after arrival.
The main tenant is liable for any damage caused by themselves, co-tenants, visitors, or pets, even after departure.
Inspection takes place during cleaning. Additional cleaning hours may be charged if the property is not left clean.
The house must be left tidy and broom-clean, with waste sorted into the outdoor containers.
Damage exceeding the deposit will be claimed from the tenant (if necessary through insurance).
Please report small accidents (like a broken glass) to avoid misunderstandings.
3. Cancellation
Cancellations must always be made by email ([email protected]).
- Up to 30 days before arrival: free of charge.
- Between 30 and 14 days before arrival: 40% of the rental price due.
- Less than 14 days before arrival: full rental price due.
4. Tenant Obligations
The tenant and their group must occupy the house with care and respect for the peace of the surroundings.
The house rules form part of the rental agreement and must be strictly observed.
Smoking indoors is prohibited.
Parties or large gatherings are not allowed.
No fires in the garden or wood burning in the BBQ.
Do not move furniture (beds, cupboards, sofas, etc.).
No noise or disturbance: quiet hours from 22:00, in accordance with Belgian law.
5. Landlord Obligations
The property is provided in good condition.
Some facilities may be seasonal or temporarily unavailable due to circumstances.
The landlord is not liable for:
- loss, theft, damage, or injury to the tenant or guests;
- damage due to force majeure (natural disasters, pandemics, strikes, etc.).
6. Breach of Contract
Landlord:
In case of deficiencies, the tenant may request (partial) refund or termination, with written and substantiated notice.
The landlord is not liable for force majeure or disturbances caused by third parties.
Tenant:
In case of serious breaches, the landlord may immediately terminate the agreement, retaining the right to claim damages.
7. Pets
Maximum of 2 pets, only with prior approval.
Surcharge: €10 per animal per night.
Pets may not be left alone, except in a crate.
Bring your own bedding and feeding materials.
Not allowed in bedrooms, sofas, beds, shower, or jacuzzi.
Allowed only on the ground floor, not upstairs.
Dry the dog after walks before entering.
Do not damage garden, windows, or walls.
At departure: remove pet hair and clean up the garden.
Any damage will be deducted from the deposit.
8. Type of Group
Rental is only permitted if at least one adult is present during the entire stay.
Maximum 5 people allowed, unless otherwise agreed with the landlord.
In case of violation, the stay may be terminated immediately without refund.
9. Arrival and Departure
Arrival: from 16:00.
Departure:
- Weekend: Sunday until 18:00 / Monday until 10:30
- Midweek/week: Friday until 10:30
10. Bed and Linen
Bring your own bed linen, towels, and kitchen linen.
Using beds without sheets is not allowed (extra dry-cleaning costs will apply).
If using sleeping bags: always use a fitted sheet and pillowcase.
11. Waste Sorting
Sort waste according to the labels near the containers and on the fridge.
Glass waste must be taken to the glass container (address in the information folder).
Incorrectly sorted waste will not be collected; extra fees may apply.
12. End of Stay
Leave the house tidy and broom-clean:
- tidy up and return items to their original place
- empty bins and wastebaskets
- clean and store dishes
- tidy up the garden
Upon departure:
- close all windows and doors (including skylights)
- turn off lights
- set heating to 10°C
- leave the key on the table and pull the front door closed
- close the gate
